Consideration: Fine of £6. 3s. 0d. payment of rent etc.

Property: messuage or tenement in Newsam with garth and orchard, one Ing in Halton late in possession of William Greenbury, a parcel of meadow in Newsam Ing (1 r. 20 p.); 2 closes (3 & 1/2 acres) called Neather close and the Upper close; 3 a. enclosed of the Upper field the Moore peece (2 &1/2 a.) 2 a. 2 r. arable in the open field of Newsam; a cottage with garth garden and orchard (1 a. 1 r.); a piece of ground called the More peece (1 a.); all in the lordship of Temple Newsam and in tenure of John Leister or his assigns; Except timber (save for repairs) mines and quarries with liberty to work same and to hunt, hawk, &c.

Term: 21 years.

Rent: £9. 9s. 0d. a year payable at Pentecost and St. Martin's; £5 a year for every acre converted into tillage during the last 3 years of the term except arable in open and commonable fields: 1 capon at Pentecost and 1 hen at 1st of January.

Covenants:

for re-entry if rent upaid for 20 days or premises assigned without licence.

to pay rent, taxes and assessments;

for repair and good husbandry;

suit of mill;

to plant 2 trees yearly;

to carry 2 ruckles or 4 wainloads of coals to Temple Newsam house;

to keep one grey hound or spaniel;

for quiet enjoyment;

lessee to be allowed 8 months for reaping winter corn.
