Lease of 99 years, rent or royalty of 5 shillings per wey (and so in proportion for any greater or less quantity than wey) for all coal and culm raised, landed and used or sold from or out of said mines and veins or beds of coal or culm. But if said rent or royalty shall not during second year of said term amount to sum of £50 or shall not in third year thereof amount to sum of £100 or shall not in any year during residue of said term amount to £130 then yielding and paying for and during second year of said term rent or sum of £50 for and in nature of sleeping rent and for and during third year of said term rent or sum of £100 for and in nature of sleeping rent and yearly and every year during continuance of lease after expiration of third year thereof annual rent or sum of £130 for and in nature of sleeping rent. And with respect of such mines and veins or beds of coal and culm as aforesaid as well those already found, opened or known as those to be at any time or times hereafter and during term hereby granted found or discovered by boring, sinking, driving or otherwise within, upon or under all those tenements, lands and hereditaments called and known by several names and containing quantities set forth: Pen y lan, otherwise Penlan containing 12 acres and 4 perches or thereabouts, Cae Richard, Hendy containing 21 acres and 34 perches or therabouts, Pantglase containing 20 acres, 3 roods and 38 perches or thereabouts, Caer y thin containing 24 acres, 2 roods and 11 perches or thereabouts, Tyr kethin containing 33 acres, 2 roods and 34 perches or thereabouts, Rean fawr (RHEAN-FAWR) containing 155 acres, 2 roods and 31 perches or thereabouts, Yslysrean containing 66 acres, 2 roods and 22 perches or thereabouts, Cefnbuchan (CEFN-BYCHAN) containing 29 acres, 2 roods and 13 perches or thereabouts, Cefen draw containing 99 acres 3 roods and 29 perches or thereabouts, Aberkedy containing 67 acres, 3 roods and 22 perches or thereabouts, Kent House containing 6 acres or thereabouts. Also within, upon or under all other tenements, lands and hereditaments formerly of Mary Powell on course of veins or beds of coal called Level fach, otherwise Hendy, otherwise Rean Vein, Great or Pomfald Vein, North Vein, Clements Vein and Glylid Veins any or either of them being westward of Pomfald farm house.
