Wishing Happy New Year. Discusses the new Bishop. The place looks lonely without the old mill, but if there is sufficient work at the Thames it will be much better there.

Enclosed is a letter of 3 February from Anne Hunter - looking forward to the arrival of Mrs Baines' journal. Anne has been working as a governess again.
