Lease (copy) for 21 years from 29 Sep 1901 if Geoffrey Francis Pinkney, formerly lieutenant in Her late Majesty's 2nd Queens Royal Engineers, shall so long live, rent £110 yearly, 25 May 1901; (i) John Rees Withecombe of 3, Spring Terrace, Richmond, county of Surrey, doctor of medicine, to (ii) Sir John Talbot Dillwyn Llewelyn of Penllergaer, near Swansea, baronet: Messuage, tenement, farm and lands called Penderry in parish of Llangyfelach containing by admeasurement 210 acres, 2 roods and 30 perches more or less and which said premises are now in tenure of (ii) and his undertenants and all cottages and buildings erected and now standing thereon. Together with all rights of common as appertain to said farm. Except and reserved unto (i) all timber and other trees which now are or hereafter shall be in or upon lands and premises hereby demised. Also except and reserved all mines and minerals in, upon and under hereby demised premises and all underground profits of what nature or kind soever belonging thereto or derivative therefrom
