To hold said wayleave for term of 40 years from 25 March 1907. Yearly rent of £100. Royalty of 1d for every statute ton of coal or other substances of any and every kind whatsoever carried along or over all or any part of tramway but so nevertheless that monthly payments of said yearly rent shall be set off against royalty hereinbefore reserved
