Lease, for 99 years, if (ii), Mary, his wife, and William Lloyd, their son or any or either of them shall so long live, from 29 September last past and from and immediately after expiration of term for which Caia Gorse now held by Henry Richard, rent £16 yearly and sum of £5 10s yearly and two couples of fat pullets at Christmas yearly during said term in lieu of duties, 14 Jan 1777; (i) Edward Matthews of city of Bristol, gentleman, to (ii) Phillip Lloyd of parish of Llanrhidian, yeoman: Messuage, tenement and lands called Aberkedy in parish of Llanrhidian, late in possession of Mary Morgan, widow, but now in possession of (ii). Fields, closes or parcels of land containing by estimation 6 acres or thereabouts called Caia Gorse in parish of Llanrhidian and now or late in possession of Henry Richards, his undertenants or assigns. (Except and always reserved out of this present lease unto (i), his heirs and assigns or to such person or persons to whom immediate reversion and inheritance of said premises shall at time being belong, liberties and royalties of fishing, hawking, fowling and hunting and all timber trees, standils and trees likely to make timber and toppings and loppings thereof, all coppices, woods, underwoods and soil thereof and all other woods whatsoever now growing or being or which at any time or times hereafter shall or may grow in and upon said demised premises or any part of parcel thereof. And all works, mines, veins and seams of coal and culm, tin, lead, copper and iron and all quarries of stone and slate and all other mines and minerals whatsoever); (ii), his executors or administrators shall and will within six years from date hereof at his and their own proper costs and charges in good, sufficient and workmanlike manner build and completely finish or cause to be built and completely finished in and upon some part of Aberkedy aforesaid one dwelling house, one barn, one stable and one beasthouse of dimensions following, dwelling house to be 24 feet long and walls to square to be 10 feet high to square and 12 feet in clear, beast house 20 feet long, 7 feet high to square and 12 feet in clear, stable 10 feet long and 6 feet high and 10 feet in clear
