Lease (and counterpart), for 54 years, from 30 Jun 1871, rents or royalties of 6½d and for every ton of coal or culm and 4d for every ton of fire clay which shall be worked, raised or gotten in, under or from lands and premises described or any part thereof and so in proportion for any less quantity than ton, at all events yielding and paying during said term sleeping rent of £50 in every year of said term whether any coal or culm or fire clay or so much coal, culm and fire clay as at rates or royalties as aforesaid shall yield that annual rent shall or shall not be worked, raised or gotten in any year in, under or from said land and premises or any part thereof, royalty, way leave or sum of 1d per ton of coal, culm and other minerals and mineral produce (not being part of coal, culm and fire clay hereby demised) which shall or may during term hereby granted be by (ii), his executors, administrators or assigns earned or conveyed in, upon, along, under or through lands and premises described or any part thereof, yearly rent of £2 for every statute acre and so in proportion for any less quantity than acre of such parts of surface of land and premises described as shall be taken, used or occupied by (ii), his executors, administrators or assigns by virtue hereof, 7 Jul 1871; (i) Edward Mathews Davis now or late of Swansea, esquire, to (ii) Edward Dangerfield of Swansea aforesaid, colliery proprietor: Veins, beds and seams of coal, culm and fire clay lying and being underneath messuage, farm and lands called Caegunnidd fach in parish of Swansea and now occupied by Abraham Hopkins as yearly tenant thereof and admeasurement 25 acres or thereabouts (more or less)
