Lease (and copy), for 99 years, if (ii), Mary Hopkins, spinster, daughter of (ii), aged 14 years or thereabouts and William Hopkins, son of (ii), aged 5 years or thereabouts or any or either of them shall so long live, from feast day of Annunciation of Blessed Virgin Mary (25 Mar) now last past, rent £11 yearly, two couple of fat capons or sum of 4s in lieu thereof at election of (i), their heirs or assigns on every feast day of Circumcision of our Blessed Saviour (1 Jan) during said term hereby granted, 21 Aug 1790; (i) Edward Matthews of city of Bristol, gentleman and John Landeg of parish of Llangyfelach, esquire, to (ii) Mary Hopkins of parish of Llangyfelach, widow: Dwelling house and tenement and lands with garden and orchard thereunto belonging called Skiach or Skiack (Sgiach farm) in parish of Llangyfelach. (Except and always excepted and reserved out of this present demise all timber trees and trees likely to become timber standing or growing in or upon said demised premises or any part thereof)
