Scope and Content

Lessee: Alan Cragg of Carrington farmer.

Property: a capital messuage, mansion or manor house in Carrington called Carrington Hall, now in the occupation of Cragg, and fields or parcels of land thereto belonging, part of Carrington demesne, called the Hemp Croft, the Hall Croft, the Pasture Gossoms, the Meadow Gossoms, the Dunge Croft, the Mare Hey, the Clappers, the Intack, the Bank Croft, the Nans Croft, the Old Dam, the Lower Dam Field, the Big Dam Field, the Little Dam Field, the Middle Dam Field, the Higher and Lower School Fields, the Great and Little Moss Fields, the Moss Lane, the Great and Little Booth Heys, the Long Hilly, the Short Hilly, the Rough Field, the Coney Greave, the Great and Little Wheat Eyes, the Hoarding, the Deep Carr, the Oultons (in 3 parcels), the Overhill, the Shaw Wood, and the Winstanley (136 a. 3 r. 25 p.), except part of the Rough Field leased to Rev John Foster clerk; also all tithes due from the premises, and half of Carrington Tithe Barn.

Term: 14 years.

Rent: £650, payable on 1 July; also £10 for every acre ploughed in certain named fields, and every acre above 37 acres ploughed in other fields during the term.

Clauses: lessee is to keep watch and ward, work in the highways, and serve all offices respecting the premises; lessee is to keep in good repair the glass windows and all gates, stiles, hedges, ditches and drains; lessee is to plant quickset in gaps in the hedges; lessee is to grind all his grain at Lord Stamford's mills; lessee is to keep 2 hounds for the use of Lord Stamford; lessee is to provide straw for thatching and to thatch as directed; lessee is to keep 30 milking cows, 7 working horses, 6 rearing calves, 6 stirks, 3 colts or fillies; detailed husbandry clauses re ploughing, sowing with clover, manuring and pasturing; lessee is not to fell or damage timber trees.
