Scope and Content

Thomas Rickard of Hatfield, gent.; Anthony Eyre of Rampton, Notts., esq., and Gervase Eyre his son and heir apparent.
All properties in Balne, now or late in the tenures or occupations of John Huscrofte and Charles Midleton, being freehold; all freehold properties in the manors or towns of Hatfield and Hatfield Woodhouse.
To Rickard's use for life, thereafter to use of his first son and the heirs male of his body, failing whom to his second son and the heirs male of his body, and so for the third, fourth, and fifth sons and the heirs male of their bodies, and failing sons to the daughters and the heirs of their bodies, failing whom to Robert Eyre (son of Anthony Ayre) and his heirs.
Rickard reserves power to create a jointure from the property for his wife, if he marries, to value of £13 3s. 4d. per annum, or to reserve to her so much from the rents of the property, payable in equal parts twice in the year, with right of distraint. Rickard may also grant leases of the properties for not more than 21 years, but not in reversion, reserving rents proportionate to any at present in force.
Covenant of unencumbrance, except for leases mentioned to above tenants, and a lease made to Gilbert Nevell esq., and Robert Mirfin, gent., of which some years remain, and an annual rent charge of 20 marks granted to Richard Bland, gent., and Ralph Hatfield, yeoman, during the life of Elizabeth, Rickard's mother. Assurance of title.
